Royal Wharf: London’s Newest Neighbourhood

Rising on the banks of the Thames in East London is a new development that aspires to recreate the classic great estates of the Georgian and Victorian eras for the 21st century.

Royal Wharf, jointly developed by the Ballymore Group and Oxley Holdings is being constructed on a 17-hectare site in the Royal Docks Enterprise Zone. When complete, it will include 3,385 residential units, a high street, restaurants, leisure centre, offices and a landscaped park. A doctor’s surgery, school, community hall and a riverside walk complete the amenities for future residents. The network of squares and green spaces, with a mix of houses, mansion blocks and apartments, as well as 10,000 sqm of commercial space, has been designed to create a user-friendly urban environment where both the quality of life and the environment are balanced.

Development of the former brownfield site required NHBC Amber 2 gas protection measures.  An advanced gas barrier membrane, with proven effectiveness against radon, methane and CO2, was specified for the project. Powerbase MB420 is manufactured by North Yorkshire firm Industrial Textiles & Plastics (ITP), and distributed in the UK exclusively by Cordek. The gas barrier membrane, an aluminium laminate incorporating a foil between two layers of LDPE and a reinforcing scrim, is BS 8485 and CIRIA C735 compliant.

Galldris Construction were the principal contractors on two phases of the development, including the piled foundations, basement walls and podiums, and statutory authority work.
